The Process
How the roof gets built, in order
Inspection and written scope
We walk the roof, photograph what we find, and put the scope in writing before anyone quotes a number. If a repair solves it, we say so rather than selling a replacement.
Complete tear-off
Every existing layer comes off. Older Bergen County homes frequently carry two layers already, and nothing can be assessed accurately with shingles still on the deck.
Deck inspection and repair
With the deck exposed we find soft sheathing, old leaks, and plank decking with gaps. Compromised sections are replaced before anything new goes down, because shingles will not hold a nail in rotten wood.
Ice and water shield, underlayment, drip edge
Ice and water shield goes in the valleys and along the eaves, where New Jersey ice dams actually form. Synthetic underlayment covers the field, and drip edge is installed so runoff clears the fascia instead of running behind it.
Starter course, shingles, and flashing
Starter strip is installed at the eaves and rakes. This is what resists wind uplift, and skipping it is the most common cause of blow-offs. Shingles are nailed to spec, and every penetration is flashed rather than caulked.
Ridge ventilation, cap, and cleanup
Ridge vent balances the intake at the soffit so the attic breathes and the shingles do not cook from underneath. Ridge cap finishes the run, then the property gets a full magnetic sweep for nails.
